We have taken an approach of creating a stepped development up the site while keeping under the height limit. This allows us to maximise the site’s potential while complying with the District Plan. We have aimed for a simplicity of form while accommodating the complexity of the site topography and the Queenstown Lake Districts planning requirements. 

The arrangement of the rooms is orientated towards maximising the view and outlook towards the lake while minimising the impact of the adjoining sites. 

We have used a standard hotel room size module of 8 metres by 4 metres generally grouped in clusters of fours across the site. These clusters of four that give flexibility into how the modules may be arranged in the studio, one bedroom and two bedroom configurations depending on need and use. This arrangement also allows the rooms to be dual keyed across the development. The stacked and stepping back of the floor levels allow for a covered balcony terrace to each room plus roof terraces, at the stage we have shown the larger units opening out onto generous roof terraces.

We have suggested the exterior of the development be clad in schist stone which is prevalent in the Queenstown area and commonly used in the wider Queenstown region. The rooms are formed with a precast coloured concrete vaults to enclose the space, maximize the ceiling height and simplify the construction. Interior finishes and fittings are indicative at this stage with a level of finish anticipated to be commensurate with a lodge of this calibre.

The clusters are separated by circulation zones with a series and stairs and walkways to connect the development to the wider street network.

Car parking and entry to the development allows for a drop off and valet service if required. Car parking is located in the basement areas behind the floor levels with lift and stair access to each level.
